Im Bereich der Forschung liegen die Schwerpunkte auf aktuellen bauwirtschaftlichen Entwicklungen, multikomplexen, langfristig angelegten Wirtschaftlichkeitsanalysen, der Entwicklung von Innovationen in der Bauverfahrenstechnik sowie im Bereich des Immobilienmanagements. Ebenso werden Änderungen von standardisierten Verträgen im Bauwesen, von Gesetzen und Richtlinien bei deren Erarbeitung und Novellierung wissenschaftlich begleitet. Die Forschungsaufgaben bearbeiten wir häufig auch gemeinsam mit anderen Forschungspartnern in interdisziplinären Projekten. Sehr erfolgsversprechend sind hier insbesondere Kooperationsprojekte mit mittelständigen Bauunternehmen oder Unternehmen aus baunahen Industriezweigen. Das Institut koordiniert eigenständig die Beantragung und Ausführung von nationalen und internationalen Verbundforschungsprojekten mit mehreren Praxispartnern oder ist an solchen beteiligt.

Im Rahmen der Industrieforschung und gutachterlicher Tätigkeit unterstützt das Institut für Baubetriebswesen Unternehmen, Institutionen und Bauherren bei der Lösung und Implementierung baubetrieblicher Fragestellungen und Entwicklungen sowie der Durchsetzung baubetrieblich begründeter Ansprüche unterschiedlicher Vertragsverhältnisse. Darüber hinaus wird ein Wissenstransfer im Rahmen von Weiterbildungsveranstaltungen unter VERANSTALTUNGEN angeboten, beispielsweise zu baubetrieblichen Schwerpunktthemen, der Fernlehrgang für SiGe-Koordinatoren oder das Forum für Bau und Immobilie.

Zur Unterstützung der genannten Schwerpunkte besitzt das Institut eine eigene Fachbibliothek und einen eigenen Computerpool mit ausgeprägt baubetrieblichen Softwareanwendungen, z. B. für Termin- und Kostenplanung, der Digitalisierung oder zur Beurteilung von Auswirkungen der Bautätigkeiten auf die nähere Umgebung. Diese Einrichtungen werden sowohl für die Ausbildung der Studenten als auch für Weiterbildungsangebote und Forschungsarbeiten genutzt.

Forschungsschwer­punkte

Hervorzuheben sind die Erfahrungen bei Industrie-Kooperationsprojekten bei der Produkt- und Technologieentwicklung zusammen mit baunahen kleinen und mittelständischen Unternehmen (KMU) sowie mit Großunternehmen. Besonders erfolgreiche und auch prämierte Forschungsprojekte beinhalten beispielsweise den 3D-Druck von Beton auf der Baustelle, Untersuchungen zu Markteintrittsbarrieren und der Gesundheit im Verbundprojekt „Zwanzig20 – C³ Carbon Concrete Composite“, zukunftweisende Technologietransfers mit RFID sowie komplexe Lebenszykluskostenanalysen multivariabler Investitionen.

Weitere Schwerpunkte liegen in den Bereichen

• Wirtschaftlichkeitsanalysen,
• Schadstoffe, Abbruch und Recycling,
• Immobilien- und Facility Management,
• Infrastrukturprojekten und Brückenbau,
• Arbeits- und Gesundheitsschutz sowie
• zukunftsorientierte Planungs- und Bautechnologien (z. B. RFID, BIM, 3D-Druck).

Darüber hinaus werden in Forschungsangeboten für Industriepartner insbesondere auch baubetriebliche und bauverfahrenstechnische Fragestellungen untersucht und begutachtet. Je nach den Erfordernissen im Einzelfall können von betrieblich unterstützten Diplomarbeiten bis hin zur individuell zugeschnittenen Projektbetreuung Transferleistungen erbracht werden. Baubetriebliche Schwerpunktgebiete liegen insbesondere in den Bereichen

• Vertragsanalyse aus Sicht von Auftraggebern und Auftragnehmern,
• Baupreisbildung,
• Bauabwicklung,
• Analysen von gestörten Bauabläufen sowie
• Änderung des hauptvertraglichen Leistungssolls nach VOB 2016 und BGB 2018.

The principal focus of research activities is on current developments in the construction industry, multi-complex, long-term economic analyzes, the development of innovations in construction process technology and in the field of real estate management. Changes in standardized contracts in the construction industry, laws and guidelines in their preparation and amendment are scientifically monitored. We also work on the research tasks together with other research partners in interdisciplinary projects. Particularly promising are cooperation projects with medium-sized construction companies or companies from construction-related industries. The institute independently coordinates or is involved in the application for and execution of national and international collaborative research projects with several practice partners.

With a scope reaching from industrial research to expert reports, the Institute of Construction Management supports companies, institutions and external clients in solving and implementing questions and developments relating to construction operations as well as in enforcing claims of various contractual relationships based on construction operations. In addition, knowledge transfer is offered within the framework of further training events under events, for example on key construction related topics, the distance learning course for SiGe coordinators or the forum for construction and real estate management.
The institute has its own specialist library and computer pool with distinct software applications for construction operations, e.g. for scheduling and cost planning, digitalization or for assessing the effects of construction activities on the surrounding area. These facilities are used for the education of students as well as for further education and research.

Research focus

To be highlighted is the experience with industry cooperation projects with product and technology development in collaboration with small and medium-sized enterprises (SMEs) close to the building sector as well as with large enterprises. Particularly successful and award-winning research projects include for example 3D printing of concrete at the building site, investigation of market entry barriers and health issues in the cooperative project “Zwanzig20 – C³ Carbon Concrete Composite”, future-oriented technology transfer with RFID and complex lifecycle cost analysis of multivariable investments.

Further focus areas are:

• cost-effectiveness analysis,
• contaminants, demolition and recycling,
• real estate und facility management,
• infrastructure projects and bridge construction,
• occupational safety and health protection and
• future-oriented planning and building technologies (e. g. RFID, BIM, 3D printing).

Moreover questions of construction operations and building technology are analysed and assessed for industrial partners. Depending on the requirements in each individual case transfer services can be provided from operational supervised degree theses to customized project support. Construction operational focus lies particularly in the fields of

• contract analysis from the perspective of principal and contractor,
• building pricing,
• execution of construction work,
• analysis of interrupted building processes and
• changes of the required performance of the main agreement after  the VOB 2016 (German Construction Tendering and Contract Regulations) and the BGB 2018 (German Civil Code).
